Financing used mh/land

I'm going to look at a tract of land in Alabama with a 1996 manufactured home on it. Don't know what manufacturer, but supposedly it's in good condition. The real estate agent "warned" me that it's next to impossible to get financing for manufactured homes unless they're brand new. I find this hard to believe - especially when there are several acres of land involved. Can somebody guide me to some lenders or a website that would point me in the direction of financing? I know they're out there!

I can't help you because I'm still looking around, but that does not give me much motivation to buy a manufactured home. After all, even if I buy a new one, it'll be "used" as soon as I move in. Does that mean after I move in, and decide to sell a few years later, any buyer will have difficulties in getting a loan to buy it from me?

If the land/home package, used MH or new, most banks will finance like stick built IF THE HOME is on a permanent foundation. Homes on deeded land with skirting are more difficult to finance as real estate loans.
