Champion Homes

Hi,

I looked at a 2000 Champion double-wide today. What is Champion's reputation? I'm in Maryland.

The home is in one of the best parks around and is pleasing to the eye. I've asked for copies of all of the specs on the home and the park rules. I know that when the home looks pleasing, the shortcuts have been taken where you can't see. This keeps the price low. I'm not sure of the exact model yet.

The owner paid about $62,000 for it and is asking $55,000. I will look at the NADA book to see if this is reasonable. Does anyone have any opinion?

Does anyone have any advice on things that I need to check on or questions I should ask?

Some of the down sides to the home are:

3 sun light windows
plastic tubs and bathroom sinks
doesn't have the garden style tub that we want
forgot to look at the shut-off valves
windows in the bedroom are in the middle of the room
wood frame around windows

Some of the plus sides to the home are:

it is in the park that we want (sheds that match homes, sidewalks, 2 car driveways, matching mailboxes, people don't hang out, kids don't cause problems, decks, street light poles with each home)
it has had 1 owner, who doesn't smoke in the home
it has 3 BR, 2 BA, Kitchen, Dining room, living room, family room
looks like a 28x56, but not sure until the paperwork is found
not much internal damage (3 panel molding strips need to be tack up better)
dry wall walls
gas stove (not sure on size of water heater/heating unit yet)
cabinets in utility room, not shelves
roomy (people have LARGE furniture and it still had space)
vents located in good locations
motion detector lights on the corners of the home

Any comments/advice is welcome

Hello Spunky,

Champion is average when it comes to construction. Is the home sitting on a concrete foundation? I am guessing it's not. The biggest concern I would have is settling and things not being level. If you like the park and you can purchase it for less then what the previous owner paid for it, sounds like a good deal.
