value of a used double wide

We looked at a double wide in a park this week. It is For Sale By Owner. It was a 1998 that the owner told us he purchased off the dealer lot on special last year(2000). How can we tell if the asking price is reasonable/ that the home is worth what the owner is asking?

Go to your local library reference section and ask for the NADA (Nat'l Auto Dealers Assn) Guide to MH's. This guide is similar to Kelly blue book for cars. The guide does add value for the park environment the home is located in as well as the home itself.

Use this as a guide on pricing. Ask the landlord of the park what other homes in the park have sold for as a comparison.
