charges for set up, etc.

The dealer that we plan on purchasing our new home from wants to charge us about $600 to install the carpet, $1,000 for taping and texture ( I assume to repair damage from being moved) $3,000 for delivery of the home and $5,000 to set it up. Does that sound right to you? This is all on top of the purchase amount.

Need some additional info:

Is the MH being set on your land or a rented lot?
How many miles from the MH dealer is your site location?
Does the set up and delivery amounts include grading, septic, well, etc.?
Is this a single wide, doublewide, or modular?

We are putting it on our land, several acres. The dealer is about 25 miles from the site. The set up and delivery does not include grading, septic, etc. and it is triple section.

The $1000 sounds too high for drywall taping, though contractor costs can very a great deal across the country.

$3000 for transporting the home 25 miles sounds about right, considering they are moving three units to your site. This should include hooking up to your already provided well and septic taps.

If you are having a permanent foundation installed as a part of your set up costs, then the $5000 is probably okay, depends on the area of the country you live in.
You need to know if this set up costs includes the electrical installation, plumbing and HVAC set up, as well. If not, these will be extra.

MH dealers mark up all optional services of contractors. If you need these costs incorporated in your loan, then you have two options (This is for the $5000 set up fee:) 1. Act as your own contractor and provide at least two estimates for each contractor to your lending agency 2.) accept the marked up costs for set up costs of the MH dealer.)
