Dear Folks,
i am interested in moving to santa maria, california in one more year. We found a mobile home real estate dealer who is establishing a new park in 18 to 24 months. the only home that will be put into this park is hallmark. does anyone have any information regarding hallmark? i am also grateful for any information regarding the pros and cons of living in any over 55 modular home park. thanks so much and have a grand day.

M. Black, You are lucky to make the right decision. HallMark Homes has been around for quite sometimes now. They are one of California's finest home builders and I personally rate them the best in the west. HallMark is famous for their craftsmanship and they put more standard features into their homes for a fair price. The home is worth investing into. Believe it or not, they ship their homes all the way into Denver, Colorado, Albuquerque, New Mexico and Arizona. They exceed the HUD code and the workmanship is worth it. You are making the right decision. Good luck.

About your question on pros and cons of living in a 55+ park: We have lived in a retirement park for six years and find the living quite comfortable.
Some things to consider are: If your are into socializing, does the 55+ park have a club house? Pool? (recognize your lot rent will be higher with these amenities) What utilities are you responsible for? (Our park has a central septic and well water and service is included in the monthly rent)
There should be a month to month rental agreement with restrictions listed in the agreement. (restrictions such as "no loud stereos", "all vehicles must be licensed and not on blocks", "lot late fees, if any", etc. Read these carefully and abide by them when you move in. (Our landlord has evicted two families in six years over violations of the lease restrictions.) If you do not agree with the restricitions, then locate in another park more to your liking.
If you are fortunate to own your MH outright, your cost of living should prove to be very economical in a retirement MH park.

Hallmark makes an excellent product. Heavy Zeimann chassis, 2x6 exterior wall, 2x4 interior studs all on 16" OC. Low-E dual pane windows, cultured mable vanity counters, single handle faucets, 6 panel interiors doors with 3 mortised hinges and levered handles. Drywalled with bullnose corners and dowelled and screwed solid oak cabinetry with adjustable 3/4" shelving.
The home we have ordered had only $10K worth of options because most items come standard.
We have toured the Mira Loma, CA plant and found this family owned business both customer AND employee oriented. Quality workmanship from happy employees and top notch products makes the best home.
Quality remains long after the price has been forgotten.
