Does the value of your home go up?

My wife and I are seriously interested in purchasing a manufactured home. We were wondering if we bought land, laid a cement foundation and put in our manufactured home, would the value of the house rise like a regular house or would it go down?

It would appreciate much like a stick built as long as you are putting it on permanent foundation and own the land. Any home's appreciation will also depend on location or site, area of the country you live, etc.

Real estate agents have told me that it's hard to get financing for "used" manufactured homes even if they're on permanent foundations. Don't know if this is true or not.
