Lot fees in Southern California/Orange County

I am a first-time buyer looking at mobile homes as an option. I've been able to find out approximately interest rates and home costs -- but the lot fees seem to be a big mystery.

Anyone know what the going price is around Orange County CA? One friend told me he heard nothing less that $900 while another said he figured $400 would be about right. I've also seen a few listings in Southern California where the mobile home owner "buys" the lot along with the mobile home. Is this common?

Any help anyone has would be greatly appreciated. Even if you don't live in the area, anyone who lives in a major urban area of California would probably be able to clue me in on the lot fees there as at least a starting place.

We are planning on buying a manufactured home and the space rent fee in the community we are putting the home in is $650.00 per month. This is in the city of Torrance.
