Hmmm, getting a bad feeling about this guy. They listed two business locations in Ms. It took quite an effort to locate their ph#. Both numbers had been disconnected. The emails from Alan show an origination from Flowood, Ms but their is no business there for Southwest Funding. I contacted Ms State Banking and Finance and the lady I spoke to advised me not to take any actions with Southwest until they did an investigation on the company.
Also Alan told me he was based in Dallas, Tx, and was over MS and Al mortgages, altho he has no record for doing business in Ms.
I emailed him last night and told him I would forward his Good Faith Estimates to my attorney and to contact me as soon as possible and I haven't heard a word from him. I asked for his phone number or direct extention per our initial phone conservation and he assured me that he would include all this info in his Good Faith Estimate.
I will admit that I found no problems through the BBB for this company.
Correct me if I'm wrong but I would assume a mortgage broker is similar to an insurance agent. In that a licensed agent could get a C/A with one or a number of insurance companies and open a business under a particular company name. At this point ,it would be the agent's responsibility as to whether the business was successful (hence the two Southwest Funding branches closed due to conditions not related to the mortgage company itself)
All I know at this point is one can never be too careful in a world (especially the internet) where scam artist are increasingly ruining peoples lives.
Scamming is big business. I can just see a SCAM 500 topping the FORTUNE 500.

I tried working with Southwest also -- they are based out of Addison TX and I checked the BBB on them too. Although I didn't find anything on the BBB site, I am having problems with them returning my phone calls. I have been dealing with Ian McQuade, talked with hime once on the phone, nice guy, but does not return emails or phone calls. I have left him 3 voice messages in 4 days with no response. BUT, I pulled my credit reports (3-in-1) and Southwest has been pulling my credit reports left and right.
I received a good faith estimate from Mike Brewer from Hartford Financial Group, LLC. in Dublin, OH (I live in Tennessee). His phone number is 614-255-7600. He has been on the ball and has called me just about every day, checking in on me. I am purchasing land (20 acres, which is hard to finance with a manufactured home) and he is willing to do whatever it takes to get what I want. He's a little distracted at times, but seems to take the time with all my questions.
I had one place that sent me a preapproval, only to back out on it once I found the land. They knew that I had to have over 15 acres for my horses, but conveniently backed out stating that the acreage was too much. That was with Watermark out of Vista Calif.
This manufactured home and land purchase has been a real nightmare and I just hope that it doesn't fall through at the last minute. I'm tired of the "bait and switch" tactic that the mobile home dealers have been using on me and have finally found a lady out of town willing to work with me. She's with Franklin Homes.
If you still need a lender, try calling Mike from Hartford. He's very nice and actually answers his phone!

burtf51, regarding the Southwest Funding, LP Branch located in Mississippi. I have no idea what the issue could have been. I can tell you this Southwest Funding, is an incredibly reputable company. Being originally from Tupelo, MS., I can understand your frustatration(s), I do not know if you are a Mortgage Professional or Professional Consumer. But I am more than 100% sure if Southwest Funding, is lending in your area and can close your loan they will!
