Newbies need help

I had a deal in Houston 1/3 acres $30K ,4 mobile homes on it, 2 mobile home are leasing the space for $175/month
1 70's model 14x70 need Refurbished( don't know how much it cost) and 1 need repair ($2k work and repair)
Still don't know a good deal or not!!
any advise for this.
