Selling my home

I have a manufactured home in Davenport, Florida - great home, excellent condition and I've been trying to sell for 2 years - any ideas would be greatly appreciated. I feel that it is priced right.

My Real Estate broker said something a half dozen years ago in a bit of a challenging Real Estate market that I have repeated MANY times since.

"When it comes right down to it, there's only two things that affect the sale of a property; price and condition. If you can't change one,change the other."

Obviously other factors come into it like location, market condition, comparable prices on like homes in the area, and how many homes are for sale overall in the market. Have you shopped the competition? It's a good place to start. If you see homes priced like yours that you would rather buy than your own, you're priced too high. Sometimes that's the most difficult thing to accept, but your home is only worth what the market will bear.
