How to buy a MH

I read the Lonnie books, however, what if you live in CA and need to finance a MH. What are the guidelines to search for a deal? I haven't had success doing a lease option. I wrote letter with a Lease Option idea to homeowners with no success. Anyone have any ideas that would like to share.

I live in Daly City, CA town boarding San Francisco. I want to do deals in San Jose, CA.
