who is top quality in north MISSISSIPPI

We are looking for a 32 x 86 manufactered home to put on our land. We have looked at Indies House, but were not impressed with the fit and finish. We have made up our own floorplan; they are willing to build it for us. Are there any others to consider in our area that allow your own plans? Also we are going to put the the home on a walkout basement. Can we purchase the home without carpet or HVAC? We are contracting these items out for the basement and thought we could do the basement and home at the same time.

I may be wrong here, but it may not be legal for anyone to sell you a manufactured home without a fully functional heating system (HUD specs).

Patrick, The company that's a reliable builder in your area would be the Guerdon/Magnolia homes of Vicksburg, Missippi. This company has been around for over 20 years and builds quality built HUD homes and modular homes like what you are looking for. Another company would be the Fuqua homes of Boonville, Missouri. This company competes against site built homes and is another quality home builder. Good luck

Hello Patrick,

Another good home to consider would be Palm Harbor homes. My book on how to buy a manufactured home and save thousands takes you through the construction process. You might want to get yourself a copy. Basements are not a problem if you have a good contractor who has done a few.

The home must come with a furnace, per the HUD code. Also if you are going to put the home on a basement be sure the panel box is big enough for the additional electric that you will need for the basement area.

I worked for a manufacturer who sold homes in North Mississippi, and we sold a HUD home without a furnace, it came equipped with overhead ducts and it was heat pump ready. Be careful about the manufacturer telling you they will build the home the way you want it. Ask for a CAD designed final floorplan before giving the ok.

I strongly disagree! I have a 1994 Guerdon Magnolia home that was purchased new
it has leaked from day one but we thought it was a window only issue so they were re sealed. fast forward appox 10 years when the walls started crumbling inside and out. I have sent numerous emails and left several messages thru the years but no response. There is a serious issue with the roof and siding.

Take a look at Deer Valley Homebuilders out of Guin, AL, they are building me a custom home now.
