Help... is this a good deal for a Modular?

I have been searching for a modular for about a month and I think I am more confused than when I started. How much should I expect to pay per square foot and does that include delivery and set up. In my research most people say that Modulars cost between 50-70 per squar foot.... but does that include everything? We have found a home made by Redman.... 1367 square feet with standard features. The price is 94,300 and the owner says the price is non-negotiable. That's about 69 per square foot. That seems high. Can someone please give me some kind of idea of what I should expect to pay? We want to add 9 foot ceilings and a fireplace and we would really like more square footage but at those kind of prices I dont see how we can afford it. isn't the housing market down right now? I would think that all prices are negotiable and if they are why is she just letting me walk without a little fight? I am very confused please help me with some insight.

$69 / ft.is an excellent price in most parts of the country..Most very high quality mods are closer to $100/ ft. by the time they are installed on the property...Land prep and permits can vary a lot in different parts of the country...From what I have read here...$40 t0 50K is not unusual in the West or on costal areas...

The buyers market and recent emergency drop in interest rates combined make NOW the best time in recent history to buy a home.

Financing is available at low rates that we may never see again in our lifetime. There are more sellers than buyers So...;Yes, most sellers are very motivated to sell at this time, but many just cant go below what they owe. Or they have decided what level of loss they are willing to accept. There is always a point where the seller cant go any lower.

What part of the country is the home located. The price might be very low for southern California or Florida but high for the mountains of West Virginia. Location could make a big difference.

We are buying a Platinum modular. Fully loaded with every option. $57.56 per square foot.

We are putting it on two acres of land.

Both the home and the land were easily mortgaged through the USDA Rural Development Program.
