you do not want felletwood its the worst manufactured home made,very cheap
they sell it you for 50k and buy it for 20k HOM is the best remember the dealer always quotes at least 10 to 20k over invoice

Maybe you should buy John Grissom's book in the book store here....With your attitude in your posts today you will not be selling for long...Does your dealer have any bills to pay???...I highly doubt that he nets 10K per unit after all is paid...You should be trying to help these folks..your advice to lie to sales persons mad no sense....Stop back often here and give some constructive advice...No Fleetwood is sold to a dealer for 20K.....Not even single sections..

If the fraternity of dealers was raking in five figure profits on each deal there would not have been such a high percent of retailers that went bankrupt and closed their doors over the past ten years. I have had a dealer license for 25 years and know most of the national builders... please tell me which plant will sell me a home for only 20K ...I would like to reserve next years production...
Do you have any idea what the cost are that the dealer has to pay for out of his mark-up? Delivery, Transport Permits, Site Prep, Installation, Building Permits, Impact Fees, Approvals from local Building, Health, Planning, Zoning Authorities. Sales commissions, Finished operations Insurance, Workman's Comp, liability coverage, Title registration, AND the interest that the dealer pays on your home from the day it leaves the factory 'till your lender funds... have all gone up and up and up over the years.
You can find out what each of these costs are in your area. Add them up and you will be shocked at just how little the dealership profits from each sale.

What is a good asking price for a Deer Valley "Brentwood" 2280 sq feet? We have been quoted a price or $88,900 tax and title, set up inc. Is that a fair price or could we get it for less?

Price negotiations are usually done pior to the purchase..From your other post, it seems you have already bought the home at a fair market price..You mentioned the dealer was holding the home, I assume with a deposit from you..This means you have already bought the home...You mentioned the dealer was to your liking..Relax and move forward with confidence you have done the right thing,,,Actually less thaqn $ 40/ft. seems a little low for a home with all the features this home has...

We had a DV custom priced out at about $41 per square foot (2,040). That sounds like a reasonable price on the Brentwood. By the way, according to DV the vast majority of their dealers work best net pricing rather than rebates.

Nothing was set in stone until we got financing approval today from our bank. And the dealer was holding the home until we had financing approval with no money down. We will put actual cash down on the house this weekend.
Thanks to everyone for the help. We will be proud first time homeowners very soon. Just have to have the site prepped and surveyed and those issues are in the works.
