I am in the process of getting a quote on a 30x68 Fairmont. It is the Independence model. According to Grissim's Book this is their top of the line Hud model. I like the home but there is two things that concern me. It only comes with 2x6 flooring joist with no upgrade. It does have the outriggers on 4' centers, would this offset the size? The other concern is the amount of soffit overhang. It only has approximately 6" overhang in the front & rear. Would this create any problem ?

With strong floor material (3/4" plywood or 15/16tths OSB) the 2x6 is fine..I assume they are on 16 inch centers as all the best homes are.Have you asked if there are any optional overhangs???...They 6 inch will function fine..You will want a dormer over the front door...If your eye says you need more, you can install 4 or 6 inch gutters which will emphasize the soffits..Looks like a pretty strong home...Are you going to have a basement.....I saw only 2 floor plans in this model..both are set up for basements..but none were the size you mention...

Fairmont uses laminated, engineered joists in their 30'8" homes. This provides more strength in a 6" floor. I was skeptical of it myself. Try jumping up and down in a Fairmont home and do the same in a home with 8" floor joists and I think you will be surprised to find the Fairmont has stiffer floors. Also Fairmont's steel frames are typically heavier gauge steel than most. The reason they only use a 6" eave is because the floor of the house is 30'8" versus the 30' or 30'4" of most manufacturers. Try adding gutters to make the eaves seem larger.

I should have been more specific about the size. This is a 30x60 Douglas Manor stretched out to a 30x68. The floor joists are 16" oc. It will not be over a basement and the flooring would be upgraded to 3/4" advantech. I was not aware they used laminated joist, thanks for the info. On another subject, I had been really interested in Crystal Valley Homes by Patriot until I found out the only flooring they offer in their Hud homes is 5/8 Cresdeck with no upgrade unless you go Modular.
