Re: redman singlewide pricing
Prices are very different in every part of the country, depending on local installation requirements and what options are included. You dont say of your purchasing land with the home... or if the purchase will include water sewer and electric installed on your land and hooked up to the home or if your purchase will include skirting, steps.

Re: redman singlewide pricing
I am in northeast ny. I was looking for round number pricing for a basic redman 16 x 80. home only purchase ( i have land and septic, electric, water already installed and pd. for. ) is there anyone out there that has looked for or purchased a redman single 16 x 80 basic model w/0 land or knows the basic pricing ? thank you in advance, lyndalee
Re: redman singlewide pricing
Hi, not sure what part of Northeast NY you are in...we are in NY as well but more towards NE of Albany....we have done quite a bit of driving over the past several months in search of the best deal for homes closer to our location. There is a dealer in Fort Edward that has nice single wides...though I don't see ' Redman ' in the list. MH Imperial Homes ....NY has alot of dealers though they tend to service lower western NY the most ( AGL has Redman homes ) ....Anyways, don't know if you would think of going a different route as far as brand/model but here is a link to MH Homes....don't know if this link works...otherwise copy/paste to your browser;

Re: redman singlewide pricing
from the number of lookers to your response, it looks as if many people are looking for the same informatiom, but are afraid to ask. somebody out there must know, and be willing to tell us what a home only redman singlewide costs. lyndalee
Re: redman singlewide pricing
You looking for a simple answer to a complex question. There is no typical price because there are so many variables that go into pricing a home. The same model home built by the same builder, in different areas of the country will have wide price swings. This is because the federal code requires different standards in different parts of the country. For example in the extreme north there is a concern with snow loads on the roof and in Florida the design is to prevent roof lift from high winds. Each company's regional factory builds the same homes with different standard featured and options to meet the demand of the local market. Prices change depending on the costs of hundreds of different building materials in the local market.
Unless you have had quiet a bit of experience installing manufactured homes it would be very unwise and potentially dangerous to attempt this yourself. Over 80% of problems experienced by manufactured homes result from poor installation. Saving a few bucks now will cost you more later. Additionally most states now require a licensed installer to pull permits and sign off on the installation, guaranteeing that the home has been set to federal and local standards.
If your looking for a "ballpark" concept of the value of just the home you can purchase a BOOK VALUE REPORT online at www.MobileHome.com/bookvalue This service will give you a very economical evaluation of your home based on the information you submit. What you will get back is the typical resale value of that year make and size home in your state for the past few months.
This is not a full appraisal . The reports address possibilities that include the manufactured home ONLY. No appraisal, evaluation or consideration of land value, location, or some local market conditions are included and those factors could greatly effect the real market value of your manufactured home.
If you need the FULL PICTURE your going to have to do the leg work...visit several local dealers and compare prices or contact a local Appraiser who is certified in Manufactured Housing Valuation for a written professional opinion prior to making any decisions that relate to buying selling or financing.

Re: redman singlewide pricing
The best place to ask are the dealers in your area...I see you might want to do some of your own do some of your own work...but many areas will NOT allow that..Only a local dealer will know the local code, local costs and requirements..These can and do vary substantially from county to county and state to state (example: some parts of Florida a permit could cost $15,000)..Even your finance plans could influence the final price. You may want to get written price quotes from 2 or 3 dealers in your area. If a dealer refuses a written detailed price quote, walk away..
Those of us experienced know most folks do not know just what options they would like quoted...Example, most homes have multiple carpets, exterior choices, appliance choices, fixture choices, even HVAC choices and many more. Seldom would a base home ever actually be sold or shown..I have sold homes with only a few thousand in options and later sold the same model in the same area with many TENS of thousands more in options...It is not as simple as the price for a home is $35,000 period...
You have more work to do..Buying is not easy...Sorry..

Re: redman singlewide pricing
thank you for your reply. by "doing our own hookups, i meant that we have licensed friends who have the experience and certification to do so. I would of course have the dealer set the home per spec and code. i have looked at hundreds of doubles and know the upgrades i need and want. talking of a base price, that is exactly whati meant. i know the prices of the upgrades i want. i just need to know if i am getting a fair base price. thank you for yourinput. lyndalee
Re: redman singlewide pricing
