Hello, please give me some advice. I am in process to purchase new manufactured home in lease lot now, but the home is not delivered and set up yet. Now I have been approved from the park manager and the bank. The dealer ask me to put whole down payment in escrow before they order to built new home. In case I cancel they will get all my money in escrow. So do I have to do that? How can I complete the deal in safe. Please help me, I don't want loose money for nothing. Thank you very much

Sorry your post took a few hours to appear..The moderators check in often but sometimes there is a few hour delay before a volunteer moderator gets a chance to review your posts..Request of your dealer is not uncommon...custom orders that fail to close can cost the dealer thousands in loses..You should check with your states rules about liquidated damages in the case of cancellation...If you are uncomfortable offer the dealer a clause to hold you responsible for 1/2 of the deposit or about 5% of the purchase price..You did not mention how large of down the dealer has requested...but 5% non refundable deposits are common...Give your self some room in the case of death or disability..Get your whole agreement in writing..
