Would you say that manufactured homes have a flat roof ? What's the roof pitch of the average manufactured home?

Roof pitches very with the manufacturer....Most homes are standard with "nominal" 3x12 pitches...The "nominal" means the pitch is closer to 3x12 than 2x12..
Manufacturers offer upgrades to true 3x12..or 4x12 and often 5x12...Some offer 7x12...
Local code built modulars are usually standard with 5x12..or 6x12 and some 2 stories are 10 or 12x12 pitches...

You can also get a 12 x 12 roof pitch and a two story as well in a manufactured (HUD Code) home.
Typically in with the higher roof pitch manufactured homes, the attic areas can only be used for storage only. Be careful if you should put a room up there. Check with the manufacturer to see if they offer the ceiling on the main floor can be built to 40 psf. If they can, you should be able to use the attic area as living space.
