Hello,
My husband and I are looking at a lot for a Manufactured Home. We would need to put a basement under it. Is there anyone out there that has a basement under their Man. Home. The lot that we like is sitting on a hillside so we don't have a clue how they are able to set the MFH on a basement. Most of the homes I am seeing on the net are on level land. Ours would not be. We found a Skyline Model that we like. If anyone has a skyline are you happy with it. Did your dealer follow you and your home all the way thru.

The installation process should be managed by the retailer that you are purchasing your home from. Installing a MH over a basement is not a major problem for experience installer contractors that do it regularly.
Skyline builds a great home and has a top reputation for customer satisfaction. Your starting with a solid product.
ASK QUESTIONS. You might want to consider doing a bit of research locally about the retail operation. Don't be afraid to ask the dealer for references from customers for who they have put homes over basements. Phone and visit the referred customers. Look for yourself at their home installation see if their results is what you expect and ask them about their experience with the retailer and builder.
Educate yourself. Do some independent research. You can find several good books to guide you through the purchase and installation process at the Manufactured Housing Book Store at www.ManufacturedHousingBookStore.com

hi, 1st of all you picked a good home, 2nd you have the right idea to be able to get the most sq. ft for the least cost..here is how it works.
a. cut the slope for the basement
b. pour the footings and the floor
c. build up the walls & supports
d. crain or roll the home onto the walls
e. move in.

I am an appraiser and do a lot of manufactured homes. I would advise you to think of a poll barn or other out building for your extra space. It is hard to get financing for the basement as most manufactured homes don't have them and the lenders rarely want to give them the value they deserve. Since comp sales do not exist in many prats of the country, depreciated cost has to be used for the basement to show value. Lenders just don't want to see that and it kills the deal.

If you are ordering a new home for a basement set add a ES frame (Exspanded System ). This is designed for a basement set.This will add aprox.$2000.00 per side of home
Make sure everything is included in purchace contract , complete set-up ,water,sewer or septic,gas,elec.hook-ups,permits, grading,and the basement itself. The dealers who are reputable will walk you thru all of this Not just make the sale. Good Luck

While it may be true in some parts of the Country that appraisal is a problem with Manufactured Homes on basments, it is not generally true in the North East where I live and work. Setting a MH on a full basement is one to help the appraisal. Building on a hillside is also idea for a walk-out style basement which is often desired. Additionally getting a good septic on a downslope is preferred to flat land where pitch is often an issue and can result in a more expensive system. Regardless, the home you purchase is only as good as the Retailer who is responsible for setting and servicing it. Do research and find a dealer who is not afraid to provide several references. Skyline has a good reputation, but don't pass by Marlette which you can find in PA in most areas. Good luck!

First of all, thank you for your honest answer to that women. I am also a MH owner in a park and was considering doing the same thing. Would it be possible to ask please for any advice you may have to offer for someone wanting to "Move up" in the world?? I have a goal to do this, this year. I'm looking for any help I can get before making my decision about where to buy the land etc. Once I get the land, then what??? I appreciate any leads or directions or advice you have available. We live in Nebraska and want to know what kind of support beams we need under our manucfactored home to put a basement under it..We have someone ready to put the basement in but the city is worried about the support which is understandable..Please let us know if you have any ideas..

HELLO, WE LIVE IN KENTUCKY AND WE HAVE HAD OUR MF HOME FOR SIX YRS NOW, AND WE WANT TO PUT A BASEMENT IN IS THERE ANY WAY WE CAN DO THIS?
