Mobile Home Park Needed

I am interested in purchasing a mobile home park with some owner financing. I have good credit but not down payment monies. Also, if anyone knows of a place that does not mind making loans on a mobile home park, please let me know. I am located in the Memphis, Tn area. Thanks for your help, Terry
