The origional post asked about Factory Expo, I just finished my project of replacing my old with a new Champion 2060 sq.ft home from them. The home without upgrades is 60k, I added another 25k in options. Delivered was about 88k. You can probably do the rest for about 20-25k. They have smaller homes that start in the $40kish range that are probably a good deal and they have different sales going on all the time it seems.
