Where are the best websites to find a used home?
Where are the best websites to find a used home?
I am so glad i found this fourm, i have been searching for a home for some time now. I am having trouble finding a good website that has mobile homes for sale in PA. Alot of the sites that are out there have old outdated info on there. What is everyone else using to find some homes? I have already tried realtor.com, yahoo, this site (only has 3 in PA), etc.. Am i going about this the wrong way? Any help would be great. Thanks

New home dealers would be happy to hear that used are getting hard to find...Not good for you...but great for new home dealers..
You are right..this used home site lists only 1 home today...Of course I assume only 1 is all you want..The repo listing site here does not have any listed...
I would suggest you enter your info into the home finder section as well...There may be a dealer or two that are willing to help...Check out the Yellow pages on this site..
You can go here to search for repos in PA...This company is now the largest lender in the business..They list 18 homes in PA for sale..this list will be very current...
https://www.21stmortgage.com/
Good Luck...
Consider a new home..

Re: Where are the best websites to find a used home?
Thanks Murry for responding. I have entered my info into the home finder section (2 days ago), no response yet. I did check out the website you suggested, the homes just are all seem to be on the western half of pa, I need eastern half near philadelphia.
They do seem to have alot of homes listed there.
We have found a house that we like which is in our price range. Its a 1978 redman 24X52 3 br 2 bath located in a park for 29900. I know some of you may cringe at the price but it is only 20 min from downtown Philadelphia and 2 min drive to train station (goes to Phila, NY). So Am i crazy with this home or does the price seem fair for the location? (it does have new furnace and water heater. It has be converted to drywall and comes will all appliances- fridge, washer/dryer, range, etc).
Any opinions on this model home (title only says 1978 Redman 24 x 52...no model info)
I know this is getting to be long...but is there a website that one can go to for quick free apraisels (like kbb.com for cars)?

Re: Where are the best websites to find a used home?
The value is all in the eye of the beholder...If the location is great..and the condition is good..This could easily be the best buy..
This 1978 model is built to the HUD code and virtually the same code as used today..
As far as appraisal sites are concerned...Value is more in location than the home...That home in some places would not be worth more than a few thousand...In some places...like CA..it might be worth tens of thousands more..Often the value of a good used home is even related to other types of housing in the area...If rentals are very high..older used homes high..this could be a low price..
One thing for sure...this is a one of a kind...Do not let your worry cost you the opportunity to buy this home...Go for it soon..

Thanks Murray
I have decided to go for this home. I am awaiting pre-approval from 21st Mortgage. What are the biggest concerns with a home as old as this? What are the most common things that tend to need repair? With a home like this is it the roof, flooring, wiring, etc. What are the pitfalls that i should be looking for? Thank you very much for all your help.

Re: Where are the best websites to find a used home?
The inventory of pre-owned homes for sale across the country is huge. You can start to get an idea of prices in your part of the country by browsing through the Manufactured Housing Multiple Listing Service
YOU can also submit for alerts about homes they have for sale from dealers or parks in your area through the MH HOME FINDER This is A FREE SERVICE and it takes only a few minuets to submit the form
You will also find a continuing MH repo sale in progress on line at the AHF RESALE CENTER

Any home this age can have a few problems...I would suggest a professional home inpsection..if you can find an inspector who will check out a manufactured home..
