Hi Scott and rmurray,
I'm doing my homework, as is Katherine.
The dialog between the two of you has been so helpful and sent me looking for answers to my own questions.
Regarding the Karsten warranty- I was at a dealer Saturday and he sent me home with a copy of the 1/10 warranty. I read the web site and your posts and wondered if the sales rep just didn't bother to tell me the 1/10 would cost extra. I called the Albuquerque sales office (I'm in New Mexico) and was told that the 1/10 is standard and that the web site is outdated. No mention of it reverting back to 1/5 at the end of the year.
I then asked if they would upgrade to plywood flooring, and to my delight, they will. Particleboard flooring was my one hesitation with Karsten.
I have not seen a PH, but in comparing the PH website specs to the Karsten made in Albuquerque, I agree with john, that Karsten (with plywood floors) looks like the better choice.

Palm Harbor has 15 or 16 plants nationwide and build many different series of homes...building specs of these lines give the consumer the opportunity to chose the level of quality and price range they desire...PH does not build bottom of the barrel homes..but they do build some affordable...durable homes that might be considered the top of the line to other large manufacturers...The most basic Palm Harbors will have great features and warranty...but they may not be over built...it would be nice if we all could afford high quality $100,000 autos...but very good, safe autos can be had without the very top of the line features for far less....The same can be said about homes...It would be a shame that those with a limited income could not buy from a top of the line company..

The top of the line PHs are second to none...the standard specs are very stong..warranty as good as any...company financial records strong as any...

The problem with building multiple lines..like PH.web sites cannot get into great detail...You will find this with Fleetwood..Champion..Clayton..and other large manufacturers..specs are different from line to line...

The only way to get a great idea of PH..or the others mentioned for that matter is to go see them in your area...Find out what is offered in your part of the country...Most plants welcome customers on a plant tour..this is the smartest thing a very careful buyer can do...few take the time...but..it is the best way to get ideas of what is actually in the homes built in your area..

Dear Sir/Madam,
I have recently had a flood in my home, that has cresdeck subfloor. The water flooded for 4 days before it was found. I have tried to locate a cresdeck site for durability after such wet conditions and have not been able to find one. Please advise.
