Manufactured Home with Land

Post by Richard » Mon Sep 13, 2004 4:45 pm

Are there a sufficient number of people interested in buying the land to place a manufactured home to warrant a reply in this First Time Home Buyers Forum?
Although more expensive to buy the land, it is apparent that paying a lease on land for ten years would cost more than buying the land and owning it fully paid for after ten years. My wife and I are retirees, who are frustrated by the fact that you can only lease the land in Las Vegas or Southern California.

Maybe Murray with his vast experience can explain why there are not developers who could buy land and sell lots together with the manufactured home in, let's say,
a senior community. Such a procedure would lead to as many, if not more, sales of manufactured homes.

Thank you,

Richard and Carol

I am not familiar with your locations...but you said it...

"it is apparent that paying a lease on land for ten years would cost more than buying the land and owning it "

That means in your area developers make more money from rental communities...Which is the whole reason they exist...In my area..where land is plentiful and affordable..it is nearly impossible to make a profit with a rental community...There are scores of developers selling land in this area...In my area..with in 25 miles..I would guess there are over 1500 available lots for sale at any time..

Lots of this has to do with local governement...zoning and expensive development rules minimize the land available to sell...

From reading this forum..I know there are some homes on private land in CA...but from what I have seen, the costs are sky high...Las Vegas is a different story..land is controlled by water...there is lots of empty land around Las Vegas...just no water...but there are customers buying in that area and placing on private land..but a few miles 30+ away..Check with dealers in both areas...most will have lots of info on placement locations..
