Upgrades and Options?

Hi everyone

I'm looking to buy a new doublewide manufactured home and place it on land in upstate NY Rockland county area. So given the weather (not sure what else should be considered) what would be your list of standards, upgrades and options to add to your home. Construction being first on the list of priorities with added cosmetic extras being second. Lets also just assume we are talking mid to high end homes.

The first thing I would want in your area would be a minimum 40# roof load. Many hud code homes in your area will have less, probably 30#, most modulars will be higher roof load. Minimum of R-30 attic insulation. If you are going with electric or oil heat you will want more insulation than that. If you are going with gas heat, you want a high efficiency (90%+) furnace. All homes available in your area should be standard with 2 x 6 walls. I would do at least a 5/12 roof pitch. If you go with osb or plywood floors, you will need a perimeter foundation to handle the roof load you will have in your area.
