How to tell its age and value
I am looking at a Marlette built about twelve years ago. It is 64' X 28' with the car port enclosed to make a bonus room about 31' long and an attached garage that is about 15' X 20' I do not know if these were added later or assembled that way and neither does the salesperson. They are asking $110,900 which sounds like a lot of money, especially when you add the $456 lot rental. It is a Marlette, model not known but s/n T025235. The exterior Pennsylvania confirmation plate has TRA174941 stamped on it. How would I find the original date of delivery & set-up as well as the cost? Any help will be appreciated.

Not sure in your state but in Texas the state has a website to check out the ownership of a house. I am sure the carport and garage are add ons as they are not on a metal frame are they? Most manufactures also include a detail sheet either in the master bedroom closet or on one of the cabinets in the kitchen ... look there for info as well. That's a little high for Texas but things are more expensive in other parts of the country. Good luck on your home search ...

Original cost is not relavent...This home will have a title and the year will be on it..ask the seller to see the title or the registration documents..
Value is all in the buyers mind...Its value is related to other homes in the area...For instance if there are other Marlette homes offer at lower prices..then this might be high..If there are other brands in the park offered lower..the Marlette...best in the industry at that time..might be worth a few thousand more...Only you can determine what a good value in this park is..Much of what you are paying for is the location..
