Indies House that I'm looking at...

I have just found a 2001 Indies House that is a 32 x 72 (68 ft. box) that is very nice! At 2176 sq. ft. it has 2 large bedrooms and 1 HUGE master bedroom. It needs new carpet and some paint on the walls, but has stone fireplace, all rooms have walk in closets, and seems very nice other than a few small problems that need to be replaced or fixed. It is selling for $40,000. The only thing is, we know NOTHING about the INDIES HOMES and would like to find more info. We can't find anything we like for less than this price with as much room! Seems to good to be true so we were just wondering what others thought of Indies.

Kim.....................ps....what is the deal with no banks wanting to finace a doublewide?!?! We have very good credit and no bills but our bank is saying "we don't do mobile home loans". ugh!!! Where can I get someone to finance us and close on this ASAP? We are putting it on family land that is not in our name so we need a Chattle Loan I believe?!??! HELP!?!?

Indies is a small manufacturer located in Hackleburg, AL. They make a good home
from what I saw at the plant.

Like any of the other manufacturers though, what you get is what you order. The
specs on the outside walls could be 2X4 or 2X6.

A new 28 X 80, with our detailed list of items came out to about 62K . We had
things like a gas cooktop, unfinished sheetrock, whirlpool tub in the Mbath, stone
fireplace, upgrade to windzone II, upgraded carpet, 2X6 exterior walls, 2X8 floor
joists, water cutoffs at all lavs, sinks, and toilets, popup delta faucets in china
lavs, moen kitchen sink faucet, electric outlets outside front and rear, water
spicots outside front and rear, and more that I can't think of right now.

This is a good price..on a decent home...

But..home only finance is nearly impossible...You will have to have credit scores of at least 540 or so..and even then they will only look at the app...If you scores are that high...go to the lender section of the web site...be prepared for large downs..10% or so..and VERY high rates on used homes..about 13.5%....

If you live in an area where land is avaiable...you would be much better to buy an acre or 2...finance this with the home as a mortgage and you willo get a rate of as low as 4.5% for 15 year term loans...5.25% for 30 year loans...The interest difference will more than pay for the land and improvements..and you will do much better when resale time comes...10's of thousands better...

i am also looking at having an indies home built from the hackelburg plant. i have heard great things.. i have an acred of land so that should make it easier from what i am told... so good luck.. & good luck to me too...

MY HUSBAND AND I ARE LOOKING AT AN INDIES HOUSE AS WELL AND WE ARE LOOKING FOR A LENDER THAT SERVICES THE TENNESSEE AREA. IF YOU HAVE ANY INFORMATION IN REGARDS TO FINDING A LENDER IT WOULD BE GREATLY APPRECIATED. THANK YOU FOR TIME.

Indies makes a very nice home, for the price. But the service dept. really lacks.
The service has to come from Alabama. and repairing (defects), take a while to get fixed. I have a 2002, 28X80. I customized it with skylights(don't waste your money on them),Upgraded insulation, jaccuzzi in master bath, and other ammenities.
My house had a few defects which included broken tiles, the corner of the roof was damaged due to being hit before we recieved it. One skylight is not double paned, inside temp was recorded at 125 degrees, cabinets with handles that weren't even, broken cabinet doors, shut off valves leaking under sinks, drawer's not being able to open in cabinets, part of knob missing from walkin shower, paneling in den not the color we ordered, holes in sheetrock due to chimney cover hitting wall while in transit. We were told the house had Tyvek wrap on the exterior walls, they didn't(took a hurricane to blow the siding off to find that out) The ducts in 2 bedrooms and one bath don't blow ANY air, Bathroom was ordered with white cabinets, one had brown (they sent a repairman to fix it, but he didn't because he forgot his work order). and there a few other minor repairs.
Now the people who put the trailer together put it together with one floor higher than the other (The floor was bowed from the first day they put it together) I was told they would come back and repair it by the salesperson,but when i called them to come back the dealer told me that they wouldn't fix it. I just think they should a better job at servicing the customer and doing the repairs than giving me the runaround

i'm looking at a 16x90 indies home i fell in love with, we were approved one day with a credit score of 633 then after we put a deposite down, our credit score went down to 604 now no one will finance us. does anyone have advice.
