leased vs owned land mortgage

I am new both to buying a home and buying a mobile home. I have found the mobile home of my dreams in fort lauderdale. but it is on leased land, i.e. in a gated community. i seem to be unable to find anyone who is willing to give me a mortgage because i don't own land. is this unusual or status quo in buying a mobile home? Am i out of the loop because i am trying to find these mortgages online and am not in Fort Lauderdale, where more local lenders might be more willing to offer mortgages without my owning the site.
any help would be greatly appreciated. trust me, i really really really want this house
