Finally... the dust has almost settled, and the Rolaids will be a thing of the past. We
did have a lot of rain delays though.
The home is looking real good after waiting for almost 5 months for the construction
to be completed. The driveway gets poured tomorrow, the punch list will be finished
by Monday. Walkthrough will be on Tuesday, and hopefully start moving in after
that.
If anyone does nothing else, BUY RANDY's BOOKS. They saved me a ton of
money. Knowing what you want, and having a list of EVERYTHING is very
important when buying a new home. Learn all you can before you even think
about a builder.
The wife and I researched and looked at a ton of homes before deciding on
a floorplan that we liked, and changed a few things. Got a plan drawn up by a
home planner, and hired a builder. If you want to shake up a builder, just have
all your ducks in a row when you walk in the door. We wound up with a final
cost of about $43.65 per sf !!!!!
The bottom side to our ordeal has been that we have had to stay on top of
the builder through the whole process. We have had major and minor problems
that had to be corrected along the way. Being 200 feet away from the new home
(we built on our own property) had to help. We were there every single day to
see what had been done.
That being said, I would rather buy a manufactured home that has the same
people building them everyday, than go the site built route again. Not that the
quality is any better either way you go, but the pain of having to babysit the
builder for 5 months really got old quick.
I can honestly say I will never again have a home built on site. LOL
good luck all
