Why are more than 50% of the people that own one of these trailors unhappy? Why would the people that work in the plants that build them say hell no to buying one? Youve mentioned a couple of manufacturers that you claim offer quality construction.But what about the others Fleetwood ,Skyline,Champion and whomever else .Are you willing to addmit that these trailors are not built as well as a site built house?

Jason. I Just bought a 2300 sq. ft Skyline built as well or better than ANY Manufactured home out there. It has ALL the bells and whistles and built like a tank. No it's not as strong as a well built brick or solid concrete home, but it IS built alot better than most slap together,subdivision, cookie-cutter homes. My home is beautiful, is very tight and energy effecient, and it will last at least 50 or 60 years. I bought my home, 2 1/4 acres of oak tree filled land, a deep aquifer well, in ground septic, underground power,(every circuit oversized and run in conduit), 300 foot slag driveway, 40 foot sodded culvert, 5 ton heat pump, EVERYTHING for $104,000.

Almost all regular employees of manufactured home plants live in manufactured homes...I used to sell in a town with many builders...and often we would get customers who were former employers of one factory or another...They would always say they would not buy the company they worked for..while they bought a home from another factory...of course always they were FORMER....probably fired employees...

Fleetwood, Skyline and Champion all build a full range of homes..some basic..many top of the line..best quality..It is up to the consumer to choose the quality features that they feel necessary...That is why sites like these are soooooo good for folks..

By the way...spelling was not my best class...but thankfully there are some good free browser spell checkers out there that work on sites like these..Try one..

I have been considering Skyline. Which factory built your home. Does it have OSB or plywood floors? What kind of foundation? We have to get a well, septic system and driveway as well. We haven't gotten actual prices but know it can run into the thousands. Sounds like you got a good price for all that.

Hi sherry. I have OSB floors in my home. I much prefer it for it's strength and water resistence. My floor joist's are 2x8's on 16" centers and my home is set up on 9" thick concrete runners. My floor feels like solid concrete, no kidding. I bought my home from Byrd's home sales in Palatka, Fl. My home was built at the "Oak Springs" plant in Ocala,Fl. I went with slag for my drive because it looks like asphalt, but there is NO petrolium left in it, so it doesn't track ANYTHING in the house. Slag is burned off waste from blast furnaces, like a power plant. Looks like small black lava rocks. Well guys, I'm sorry to say this, but I am one of the alleged 50% unhappy manufactured home owners, trailer, mobile home, or whatever you want to call it. I have to admit it has served it's purpose and it is nice as far as mobile homes are concerned. it is about 1500 square feet and has two full baths and a fireplace. However, I am getting ready to start law school and I have to move. This is where the problem comes in. I have had this thing up for sale for about a year with no serious offers. These thing depreciate fast! I still owe 48,000 on it and it is in excellent shape but everyone who looks at it wants me to owner finance because they have horrible credit. Anyone with good credit doesn't offer anywhere near my payoff. If anyone knows a good way to sell one of these homes your advice would be greatly appreciated. Thank you.

Hi Tim. I recently did all my homework and purchased a home. Unfortunately, selling is a hit or miss deal. I have a friend who buy's rundown stickbuilt home's and renovates them. He has done about 20 so far, and the one's that sit for a year or so before they sell take away all the profits. The few that sell quickly are the reason he keeps doing it. My best advice is to flood the area with flyers, ie..bulliten boards, and to advertise. So many people have finincial problems, it's tough. My friend has the same problem. He will go through many people trying to get them financed till the right client comes along. Best of luck to you in your ventures.

Is there a college in the area the home is in? Perhaps you can rent it out for a while, maybe a rent to own situation, tenants pay you an amount to include the rent on the lot and taxes, etc and you make those payments out of that $ until such time that you decide if you want to move the home, or have a serious purchase offer....
