Well...my husband and I just dropped out of escrow on a MH in California because we thought it was kind of chincy. I won't tell you the brand....but now we're looking at buying a Silvercrest or Hallmark. And sit down when I tell you this.....a land home package in a park for brand new, nicely equipped, porch and "turn key" is about $220,000. Anyway...this web site seems to have a lot of midwest and eastcoast folks. Any Californians out there that want to discuss how MH living is in California? Anyone running into these kind of prices? Any thought's about the two brands I mentioned? Anyone....Anyone....Bueller....Bueller... (LOL)

We own a Silvercrest 30X61 4 bedroom in 2001 we traded up from a '74 model and it ended up being about 175k. My brother bought a silvercrest 3 bed 2 bath in the same park from the same dealer a year later and cost them about 189k (lot was larger, and the home was a triple wide and they traded up also). New homes come in and are priced at 190k for 3 bed/2bath ~1500 sf.
We love our silvercrest homes, but yes, it's expensive in No. California! Our land rent is at 800/month. We live 10minutes away from San Francisco.
We are now locating a lot and trying to build a 2400-2800 sf manufactured home on it with a site built garage. Wish us luck!
BTW if anyone is interested, we are selling our home (not yet listed). It is a 2000 model Silvercrest with 4 bed/2 bath, laundry bonus room, living room/dining/kitchen great room, separate den (converted from a fifth bedroom!). Master bath with 60"shower and garden tub, dual vanity. Island in the kitchen. 1800 sf with a car port that can fit 4 cars. 10 minutes from San Francisco in the Franciscan Mobile Home Park. $225,000 with a rebate for anyone who can close within 30 days.

Thanks so much for the info. We did (just last night) finalize our offer. It's a Silvercrest Westwood model W60 (I LOVE this layout). All told it was about $220,000 with several great upgrades. The price includes the price of the lot and I believe in San Diego County this is about the going rate. We don't have space rent so that's nice. The home will be on a permanent foundation on our lot (in a MH park) so the financing has better options as it's considered "real estate" purchase. I'm so glad you responded to my post as like I stated...seems like a lot of Midwest - Eastcoast folks.

can somebody help me in finding a park where u can also buy the land so i dont have to pay rent? I live in San francisco/bay area
