Resale potential

Post by Linda » Sat Jan 03, 2004 4:26 pm

We are thinking about purchasing a single wide to live in while building our home. This would allow us to live on our property during construction. We would want to sell the manufactured home after our other home is completed. What percentage of the purchase can we expect to get at resale.. given that it would be well maintained?

You have not mentioned the time frame...But if you buy a new single...need to sell it to be moved within 12 months or so...expect this to be very costly...you will be luck to get 50% (which is a much better return than if you built a temporary site built structure on your property)..

If you are looking for the short term...12 to 24 months..you might want to consider a 10 to 15 year old single....these will probably hold their value..and if used single market improves..could gain a little,,,Remember about $2000 of what you pay is moving costs and they will be gone forever..

For longer plans..a newer used home could be good...And return much better than new..

Actually...there is a benefit to buying something you hate...It will motivate the building of the new home..I cannot tell how many folks I have sold that WERE going to build a home...but comfort was there and the job never gets done..
