Warrenty?

Post by Don » Tue Dec 23, 2003 4:06 am

I just moved into my home, a Palm Harbor, I had this home financed via an FHA loan, doesnt FHA require a warrenty extension in addition to the PH 1/5 ? If so could someone please explain to me the meat of this extended warranty, and where it can be found among this mountain of papers? Thanks

FHA does require that there be an extended warranty by an approved company...most often they are what is called 2/10...the warranty is handled by a warranty company...I am not sure who PH uses....Ask your salesperson about the details...

The warranty is not separately listed on the documents...at closing most likely you signed an application for this insurance..The policy comes in the mail after the closing..

The policy is similar to PH warranty...EXCEPT it also covers the foundation,,it extends the 1 yr systems warranty to 2 years..the rest is structural with a deductible just like the 5 yr part of PH warranty except it continuous for 10 years..Unlike factory warranties..these are usually transferable to new buyers for a small fee....In the event of problems..most warranty companies will act as a mediator between you and PH..If PH goes out of business (not likely) the insurance company would take over...

At no time does this warranty cover cosmetic items...and there will be a deductible for any coverage..

Your salesperson should be fully versed on the details....
