HOLY COW - Is this how much moving a home cost in North Florida????

Post by NR » Thu Oct 23, 2003 2:53 am

After my husband and I shopped around for a used home everywhere, we decided not to go with any that we had seen on the used lots. We found a lady in the paper that was selling one that was priced at $35k without moving costs of course. So we figured moving a home will be $5k and well, that would be less then any of the homes we saw on those lots and this home is really BEAUTIFUL.

I spoke to RMURRAY (on this forum) last month and mentioned the 1999 Grand Manor. It's a 32x70 (with tongue). It has upgraded carpets, fireplace, 3 bed- 3 bath, cathedral ceilings in the whole house, livingm, dining, big kitchen with island, microwave, stove, fridge, dishwasher, pantry, utility and a screened in porch. It has light fixtures, extra shelves in all closets and it's in immaculate conditions... way better then even newer homes we had seen on them used lots.

She was asking $35... we offered $30k and she took it. We finally bought it last week. For a month now I have been trying to find folks to move the home and either A, they don't show up, B a couple have gone to later find out not to use them because they are thieves and scam artists and now C.... they want $6000+ to move the home. I have contacted some that haven't even bothered to call us back. I don't understand why, do these people not want to make money?

So I called Jerry Corbettes from Live Oak and his crew went out there and quoted us $6000... says he will connect ther well, sewer and A/C, but not electrical. We can use them to install the power lines and the water lines and that would be another $700-$800 more... GEEZ ... anymore costs I don't know about? I had no idea it was going to cost this much.

To top it off he wanted $2500 to move the porch... well hell, that's how much the porch costs. I don't get how he wants $6000 for the home and $2500 for a 10x10 porch, doesn't make sense.

Can anyone share moving cost here? I feel so overwhelmed, I never knew buying a piece of property and putting a home on it would be so much work. I haven't even mentioned all the hassles of getting permits and building and coding stuff. UGH...

Signed...
STRESSED!!!!!!

ur getting taken on some.. but who would know on the 6K since we do not know how far it has to go.... you saved 5k on the selling price... quite complaining and get your house moved.. in this business it is who u know and if you know no one... open your wallet WIDE.... it is a rip off business from the manufacture to the repair man...

I just moved a home from tear down to set back up moved it 250 miles not one thing worng all in 8 days from phone call to hire to buyer moving in for 3900.00 no other cost but 50.00 set re connect the A/C

thsi is what ya get for buying houses made of paper... the poor get taken and the rich (us selling these junk houses) get large fat wallets

THANK YOU

Moving costs can be very high in wind zone 2.....

You mention that some movers have not called back...Unfortunately for them most are not very good market persons..Some of them may well be booked up for the foreseeable future...Most of crews business comes from dealers and they well know they will not have any time to do the job...All crews are owned by set up persons...they are not sales persons..also...they are used to individuals reacting to the cost like you..they spend hours developing an accurate estimate just to find our folks expected costs to be much less...or to lose business to unscrupulous low ball artists...crews that do not do much of a quality job..

Costs are a lot higher than you might expect...for instance..just moving an a/c legally can cost $450..truck insurance can be easily $30,000 per year..moving permits can cost hundreds...workman's comp in Florida is very high on manufactured home movers..as much as 50% of the paycheck workers recieve....on and on..

Second moves are much higher than original moves..tearing down the home and getting it ready to transport can cost as much as $2500...Much care must be taken with with trim and exterior materials..since they are most likely no longer available...Wheels and axles have to be mounted and hitches welded back on..Close up materials can cost $400...new anchors will have to be bought...the site will have to be cleaned up..even trash removal from the site has costs associated with it..

The porch...basically he is saying he does not want to move the porch...his experience like most movers is that they are not meant to be moved...probalby will not fit at the new location..you will demand he make it good..so..charge enough to rebuild it if necessary....Our dealership gives the porches away rather than move because of the likelihood that they will never be useful anyway..

You have one quote from a well known crew...call a couple of the others back and see if you can get a better price...but..42K delivered is still a very good price for this home...Good Luck

You assumed what the cost would be and are upset because they are more than you figured. Part of the costs of the homes you looked at on used lots, most likely included moving.
You are not the first and won't be the last to make this basic mistake, don't assume any conditions or costs when buying anything. I am sure, looking in the rear view, had you checked out moving costs before buying the home things might have been different.
Home movers have lots of responsiblity and costs, in people-equipment and insurance, so for that you have to pay.
It sounds like a good home for an overall good price, life goes on and good luck.

RMURRAY & DAN...
Thanks for the help, advice, comments.... I have done my research trust me. I didn't just *assume* the cost to move the home was $5k, I called around and got quoted $4400-$5000 price from many folks *before* we bought the home. Now that we need it moved folks don't call back or can't do it for a month or whatever. So yes, it is frustrating that I thought it was going to cost me less, but I am not saying it's not worth it or that it's a simple job to move a big home like that, I simply came on here for others with experience to tell me what moving costs are *more or less* so I can have an idea since I have never bought a MH & none of my family memers live in MH's. So we have no idea what it all entails. I have to move the home regardless and as MURRAY said the Corbettes are reputable and we are sticking with them. No sense on saving a few bucks to go with less quality folks. Thank you so much for your help and for not have the condescending attitude as DAVID.

David:
Your responce is disgusting and the reason people like myself have no respect for *most* of you MH dealers, salesmen, etc.... This is my 2nd home, as I do own a $210,000 home in Ft Ldle, Fl. Many folks with good incomes live in nice DWMH's, not just the poor so your "paper houses" & "poor" comments were uncalled for and just absurd. Luckily there are still some nice people left in the business and they are not all scumbags as you seem to be. *smile* ta ta....

The hard part with comparing costs here is the Wind zone requirements of Florida...Very few others on this board will have to deal with these..

It could be worse..you could be in CA and have to spend many thousands making the home earthquake proof...or in WA..OR and have a sewage system costing $15K...or in parts of the SW where water can cost a fortune..

Enjoy your new home..

P.S....If it is not included with you estimate (might not be)..be sure to spend an extra $1000 or so on poured concrete footers...The soil is notoriously soft in North FL..

If indeed you sell MH, which I doubt, you must be very unsuccessful because any salesman I know and works for me who does not believe in what he is selling fails. I have a 1976 DW that we have very few problems with so your statement is untrue and shows your lack of knowledge about the product you say you sell. The two equally important things to look at are manufacturer and dealer and they are both equally important. Why don't you tell us who you work for so we can eliminate one of those items. Get a job, get a life and go away.
