pre-owned manufactured homes

Hi,
Please advise me about the advantages/disadvantages of buying a pre-owned manufactured home compared to buying a new manufactured home. Thanks.

After almost 2 yrs of unsucessful "traditional" house hunting in CA's outrageous real estate market, I was persuaded to investigate manufactured homes...and I am impressed. However,

1) I am not sure all the PROs & CONs.


2) And is there much difference in living in a Mobile Home Park ( a land lease--without rent control ) VS buying into a Planned community (no rent)? What are the hidden pitfalls I should be aware ?

In light of FICA +620 scores am I limited to 5% Down with 1990 and newer models only?

Where else can I check the web for listing of planned communities.. BECAUSE I really want to own the land as well as house.
