A Modular with steps, two-Story, split-level

In the near future, I intend to sell my home of twentysix years, and relocate to the South. I am researching the most reasonable options. I already have a lot, but I am widowed and I expect to retire soon. I need to know how to find a reasonable home, prepare to set it up and etc.
