I live in Northern California and am trying to locate a good parcel to put a MH on. I found one that looks pretty good, has a great view, but how does one tell if it's buildable? Are there some basics that I could use as a guideline? Thanks!

Sue,

I just compeleted having a MH placed on the property in Lake County that I purchased last year. Here are some of the things I was looking for:

1. How level is the lot? Less cost to build on a level lot.
2. Many trees? You may have to pay to get them cut down.
3. What utilities are available? It can cost major bucks to bring PG&E in.
4. Check for any local CCRs. You local real estate agent should be able to help you. Our lot required at least 16" eaves, 2 car garage, no gravel driveway and a easement approach that cost $1,000.00.
5. If you haven't purchased the property, make sure you spell out that the property has to pass inspection by you contractor. The contractor will be able to tell you if they are any placement problems.
6. If you don't have city sewer available and the land doesn't have a perk report for a septic system, make that a part of your purchased agreement as well. Septic system can run from $5000 to $30,000 and higher. Ours came in at $7,000.00.

Thanks for all the info! I'm from Willits! I have looked at several parcels in Upper Lake and Nice, but I'm leaning more toward staying here in Willits. Did you use the dealer that is right off the highway in Lakeport? I looked at their Karstens and will probably talk with them more specifically when it comes time to shop prices, etc.

Hi Use,

We purchased out MH from Modern Manufactured Homes in Lakeport. At the time we puchased our MH (Sept.), they did not carry Karsten, only Champion, Skyline, and Silvercrest. We decided on the Silvercrest as I understand it is one of the better built MH. I also understand that Kartsen is in the same class. We did look at Kartsen in Santa Rosa but the dealer wanted too much to install it. (Such as he wanted $12/Sq ft for garage, we paid $9/ Sq ft.).

The other thing I liked about Modern is that they install about 70 MH a year and figured they must know what they are doing (Also did a BBB check on them). They have a construction coordinator on staff that handled the entire project. He did a site review for us before we closed on the property. We currently live in Hayward so it was kind of hard for us to get up execpt on weekends.

Our MH is in Spring Valley, which is a little south of Clearlake Oaks.

I would suggest that you get the book on How to Buy a MH by Randy Eaton. It saved us a few thousand dollars in the price of the home. We shopped other dealers and found out the base price for the home was all over the place. We used that info to get a lower price on the MH we purchased.

If you are handy, there are some options on the home you might want to pass on. The standard facuet in Silvercrest is low end Moen and the cost to upgrade exceeds the cost of buying your own and installing. We purchased some nice Delta fixtures from Home Depot that I will install next weekend.

We didn't have to do a lot of upgrades as most of the items in the standard package are pretty good. We upgraded the carpet, sinks, insulation., etc.Upgrades added a total of around $6,000.00.

I just called Modern Manufactured Homes in Lakeport regarding a issue on my own MH. Found out that they do now handle the Kartsen line. When you get ready to buy from them (If you do.), ask for Gary Armstrong. He is a very nice guy and will treat you fairly. Let him know you heard about him thru me and he might even give you a discount.

Again, thanks! Gary Armstrong was the man I spoke with when I looked at their Karstens! I really got a good vibe from him; he seemed forthright and fair, which is not the vibe I got from my local dealer (who quoted me a price of $7,500. for a single car garage/$10,000. for a double).

I will definitely mention your name when I see him again!
