Hi there,
My husband and I are concerned about the resale value on manufactered homes.
If we buy one we will be putting it on 4 acres of property and a permenant foundation. We are still reading that we may not get what we put into it upon resale, even with the property and amenities that we add on over the years.
We are planning to sell it within 10 years of buying to build our dream house.
What can we do to appreciate our property instead of just relying on the expansion of the city(we found our property 30 miles outside of Phoenix) to get maximum asking price for our house. Are MH's easy to improve upon, or addon onto? Or will we be subjected to getting the property subdived to get maximum resale? Lots of questions, we would appreciate any suggestions.

The appreciation of your manufactured home on this property will be no different than the appreciation of a comparible stick built (site built) home on this land..
Appreciation is all LOCATION, LOCATION, LOCATION...

Placing your manufactured home on a concrete foundation is crucial if you want your home to appreciate. Attached garages are a big plus, giving your manufactured home the look of a site-built home. (My garage is not attached but it has the same siding and look of my manufactured home) Bottom line is… location, quality construction, concrete foundation and residential appeal. If you have these features in your manufactured home you will be able to sell your home years later and pocket the equity.
