Hi there. I saw your posts in the Internet, and they are very informative. Thank you. Can you maybe help with my situation?

I am looking at a piece of property in Tennessee, and there is a mobile home on the property that is not fixed to the ground and/or deeded as real estate. It still had its wheels and hitch. It's just sitting there, an it's in bad shape. This is a foreclosure. The bank selling it can not find a title.
If I bought this property what would be my options for this mobile home. I already have a tentative buyer for it, but of course there is no title. Can I maybe get a salvage title after a period of time or something? Once again this trailer is not deeded as real estate? Thank you for your help! I really appreciate it.
The realtor said there is no way to know back taxes as it has no tax card.

Hello Cookie -

Every state has different rules pertaining to abandoned manufactured homes. Getting a title will be about the same as getting a title for an automobile that someone left parked in your yard. Possible but time consuming and perhaps expensive.

Call the local DMV office and ask about getting a title to a home abandoned on land you are purchasing. As you are willing to take a salvage title I would guess that the home is not in very good condition? Do you feel like there is much or any value in the home or is it just something you want to go away?

If you purchase the land from the bank you should understand that you legally may not own the home and so may have no right to sell it. Don't accept the banks representation of the situation, consult with a local attorney to clarify your options.
