We are new to mhs. We are looking at a southern etstates Versailles 28x56. 3bed 2bath. Asking 69500. We want it to be 32 deep, 2x6 in exterior walls, plywood flooring, sheetrock, angled bar instead of island that's in it,max insulation. They said the price was 74296. Is this a bad price. What does setting up utilities cost? I didnt foresee all these hidden cost.

When you purchase any new home there will be unexpected costs. Sometimes it might be a simple as better appliances or you might be looking for upgraded every thing. The possible variations in the exact same builders plan can be almost endless. When you purchase a home off of a dealer lot you are buying the combination of features and options that the dealer has determined is most marketable.

Regardless of where you purchase your home the preparation and improvements to your home site will be close to identical.

GO to the map at www.MobileHome.com/homefinder.php and click on your state. The sellers listed there are offering homes very differently than most street dealers. They sell you the home, delivered to your location. They will direct you towards competent licensed contractors that can handle the site work for you. This eliminates the middle man between you and the critical site work needed to install your home. It also eliminates the layer of profit that the sales operator adds to your price.

If you are willing to do a bit of leg work yourself do some comparability shopping. You could save thousands

I did a lot of research before we bought our MF home and Southern Estates is a good home. You are right to upgrade to the 2x6 exterior walls with added insullation package as it will save you a lot of $$ on heating and air conditioning especially if you are in the South. You should also consider upgrading to the vynal double pane windows as they are also energy saving. If the standard floor in the home is OSB, personally I don't see any advantage to upgrading to plywood. Our Southern Energy home came standard with OSB and we haven't had any problems with it.

As you are new to manufactured homes, I'd recommend you get both of Mr Grissom's books. They are very informative and well worth the price.

You didn't say where you are but if you are in the Shreveport/Bossier area of LA and are dealing with Greg Tilly's in Bossier you have found yourself an excellent dealership to work with.
