Sounds like the fan needs some maintenance. It might only need to be lubricated or it might need to be replaced. Either path will not be very expensive. Often the sooner you take action the less expensive the repair. DO you have easy access to the fan ?

I don't know how to get to the fan - from the roof? I should say I'm a 65 year old female who knows nothing about home repairs!
