I have a doublewide attached to real estate. I have a regular FHA mortgage on it.
I had a fire that was confined to one room, but the house has smoke damage throughout. The structure is still good and solid. Most walls can probably be cleaned. The room where the fire was will need to be gutted down to the studs, but the studs aren't damaged. The fire didn't get into the ceiling, so the roof wasn't burned. A very small piece of siding was damaged, when flames came out of the window under it, but it's not much at all, so the outside wouldn't need much repair. A few windows need replacing because the fire department busted them.
My insurance settlement is enough to cover a new mobile home, but I decided to pay off the mortgage and move out of state instead of having a new home put on my land.
I was going to have the damaged home demolished and sell the land. But several contractors who looked at it told me the house isn't so damaged that it can't be rehabbed and that it would be a shame to destroy it if someone can make good use of it. So I'd rather give it to someone than to demolish it. Just the house, not the land.
If I give it away, they would have to move it themselves and I would require them to take everything, including the contents. The insurance company totalled all of the contents rather than have them cleaned, but many are still good and cleanable, and there is nothing I want to keep, so they would go with the house, but the person taking it would have to take all of it and dispose of what they don't want themselves, not leave anything behind. Since I need to do something fast as I'm moving soon, I don't want my "gift" to become a really big time-consuming hassle for me, when it would be much easier for me to just have it demolished.
My question are can I give it away if it's attached to real estate? How do I go about doing this? Like, what papers would I need to file, what county offices need to be notified, etc? I don't have a title from the DMV since it's on a permanent foundation and attached to real estate. I only have a deed. What are the legalities of giving it away? Any reason why I shouldn't give it away? I'm totally clueless about this.

There was a title which was retired at the time of the mortgage. Most states have a proceedure to reissue the title. You should call or go by your title office to get the paperwork and process involved. Your tax assessor should be informed of the homes demise so you will not have it taxed with your land in the future. You might want to offer it to a local dealer who sell used homes..He might well want to buy your property as well to save the $ 10,000 it will cost to move it.You would not happen to be in the north central part of Florida, would you?
