I purchased a mobile home in Fayette county PA. The property owner won it in court when the owner of the mobile home didn't move it or pay the past taxes. The problem with the house is the titled owner was the persons father and has since passed away and the family has refused to surrender the title. I am trying to figure out how to get the title into my name. I also don't have the title number or the mobile home serial number, or at least I don't see it anywhere in or on the home. If I at least had that I might make this process easier. I have looked at the dmv website and forms but don't really see anything that would help my situation.

Normally the seller must produce the title. If the property owner had the right to the home he would have been able to get a title in his name. Most states have a procedure for abandoned vehicle titles to be reissued by the state. The property owner should have followed the process prior to selling it. Basically as of now the family actually own the home. If they pressed a claim for it they will win and you WILL lose. If the property owner is not cooperating you will need legal advice on how to compel him to produce title or return your money. Without very specific legal documents you have NO legal ability to get the title only they do assuming they had the right to take ownership and sell the unit..The legal advise probably should have been had prior to you buying the home.
