Hello - We are interested in a 2,000 - 2,500 sq.ft. mfg home to be situated in Northern Ca. We've looked at Karsten and are impressed. The exact floor plan I want is offered by Palm Harbor though. I've heard that they have recently closed some retail operations. Should that concern us? Is this still a high quality operation? (The plan I'm in love with is called Timberline.) Thanks for any input.

PH is a top of the line producer. They build a superior home. All home seloling operatoions nationwide are having probelms making ends meet during this time of a national disenchantment with housing. The company is not breaking any records during this buyers market but is a publicaly held corp and solid.

Palm Harbor is alive and well.building quality homes in your area..They still have a number of sales centers in Or..All their dealers in CA are independent dealers with VERY good reputations...The Timberline is a neat house..Go for it!!!!!

My Wife and I went thru Evans & OBrien to build our home (MH on Land) and couldn't have been happier with all the help they gave us.
We absolutely love our Palm Harbor, The factory was great (they brought in a lead customer service rep to give us a tour on a sunday). They also let us customize the house including moving rooms, walls, and bathrooms.
Check out the factory and research your Dealer.
take care,
Pat

Thank you all for your responses. I appreciate the information and needless to say am pleased to hear good things about PH. This is a scary AND exciting venture. I recently bought Grissim's Guide to Buying and think it's time to spring for the other one too. Again, thanks for the info. I would love to hear from any other PH owners about their experiences.
Peace, Italian

Use Caution,
I purchased a triplewide from Palm Harbor 6 years ago and they never finished many of the repairs from the setup/delivery. They sent a so-called expert in HVAC who didn't know what he was doing. I have now found that they installed the duct work wrong. I would never suggest anyone purchase from them. Poor workmanship!
