singles are going bad in less then 20yrs

Hi I have a carrallton corp.manufactured home.That was built in 8\22\90.Well last winter and this spring my singles have been coming apart like they were paper
Don't this singles on manufactured homes have a life of at least 20 years like regular house singles.I know this home must be low to middle grade because it looks like I have 3/8 plywood on the roof and it is starting to bow I am wondering if the bad singles had any thing to do with that .And if theres any thing I can do is there some kind of warranty on singles or am I sinking.Your help is greatly needed I am on a fix income and I lived in 1964 that was better built this 1990.Well take care Hope to here from you soon

The 20 year shingle rating is just that a rating. It is the average time the shingle will last across the country. I live in central Florida where it is very hot and humid. If a 20 year shingle that is exposed to direct sun lasts 12 years we have set a new state record. I have 30 year shingles on my home and after only 16 years we are looking for the best replacement solution.

After 17 years you have gone almost 90% of the most optimistic time for that shingle and should not expect much more time under almost any conditions. If you home is exposed to direct sun or experiences freezing, if the home is under trees that drop pollen or leaves on the roof, like tires on a new car that are supposed to last 50,000 miles but are used up after 48,000, it is not realistic to expect the shingles to go to their absolute maximum term.

The shingles are usually guaranteed by the shingle manufacturer, as they are not made by the home builder. Generally if you bring a failed shingle to its producer they will replace that shingle. They will not take responsibility for the way the shingle was installed or other components of the roof system.

If you are also having a problem with the plywood base of the roof then it is possible that it could be part of the problem your seeing with the shingles. If the decking is warped or buckling it is possible that the shingles are not laying flat and sealing the roof. Either way you need to stop the cycle as soon as possible because it will only continue to get worse.

Request bids from three or four local roofers and ask each what has caused the problem and how long 20 year shingles last in your local area. They may just be able to tell you the brand of shingle and the nearest dealer for that brand. After this much time dont have too much hope about getting any substantial assistance repairing the problem, but do what ever you need to and get it fixed.
