Hi, my daughter is trying to refinance her home. The home was sold as a modular home and now the new mortgage company is questioning if it is a manufactured home or a modular home. How do you prove the home is a modular home or disprove it is a manufactured home? Are there places on the home to prove this?

That question is asked here often.......
Manufactured homes will ALWAYS have a metal frame under the floor, HUD seal, and data plate...Mods sometimes have frames attached to the floor underside and all will have a STATE issued certification lable....
For detailed info on manufactured homes and pics of the labels and plates go here

Examples of modular state seals can be found here..BUT..Oklahoma is not listed...If that is where your daughters home is..Most states have similar labels

The person and agency responsible for the mod program in Oklahoma is
Construction & Property Division

Problem she might have is some states allow Mods to have frames but banks most often treat them as manufactured homes.....I wish her luck....
