Hello,
I live in San Diego and am considering buying a custom built, manufactured home. I have looked at several sites and am very pleased with the options available for customizing my own home (especially for San Diego prices!).

I have a few questions though.
1. I am having a hard time figuring out where I can put the new home. I like the land leasing possibility, but where can I put a new home? Where can I find listings to do that? Does it have to go in a mobile home park? Are there specifically designated manufactured home parks instead?
2. When I buy a manufactured home, the price is say, $100,000 to customize it to your specifications. Does that price include installation? I don't have perfect credit, will it be harder to get a loan to pay for a manufactured home than a site built home?

Instalation is often included in pricing..but not always..You should get all quotes in writing with all details listed..All good dealers will do so...

Manufactured home finance is long term major finance...Most who qualify for a mortgage on a stick built home will be able to get a manufactured home...Try the finance section of this web site to get pre-qualified for a loan...

You will pay lower interest if you put the home on land you own or purchase. My guess is that your rate for land/home will be in the 7-7.25% range, while buying the home only will be in the 10-11% range, due to more risk and little, if any, appreciation. It's generally the land that appreciates, not the house, though SD may be different after the housing market turns. Here in Oregon, prices customarily include delivery and setup within 100 miles of the factory. When we bought our home in 2002, we added a 4x4 double-pane skylight, a covered deck, french doors to make the formal LR into an office, a wall of windows to take advantage of the forest view, and an extra utility-room door to make a wet-dog airlock. Those options added about $20K to the price.
