First Time Buyer

My wife and I are going back to Florida on April 8th to make a final decision on what park (over 55) we will be moving into and to purchase a new, approx 1600 sq ft manufactured home. Anytime I've talked to sales personnel they are thrown me all sorts of facts that mean little or nothing to me. Since I'll be finalizing the purchase during this trip can you give me some questions and/or concerns I should have.

I'm not in the business, but have been researching a MH as a retirement home. The absolute best advice I can give you is to purchase How To Buy A Manufactured Home And Save Thousands Of Dollars by Randy Eaton and A Complete Buyers Guide to Manufactured Homes and Land by John Grissim. Read them both from cover to cover twice before going to talk to a sales person. The books are well worth the small investment. Happy MH hunting.

My advice is if you are truly interested in buying a MH get one that includes a lot so if you decide to sell the property, it's easy to sell. Don't let an agent sweet talk you of rushing in buying. Whatever the sales person/agent says, make sure you have it in writing and signed. I at one time a new home buyer, buying a home in rush, trying to have an escrow closed asap,as we walk through the home I found some defects on the home . I was promised it will be fix in no time, lo and behold nothing was done and the management filed for brankcrutpcy. Better to buy a home or MH that is not on rented lot. Make a wise choice. 1. Can you own your Land?
2. How did your community make out in the hurricanes?
3. What are the ammenities?
4.How much is the monthly association dues?
5. What are the acivities and how often do they occur?
6. Any hidden costs?
7.Was this home built since 1995?
8. How much did your homes and land increase in value last year?
9.How old is your community?
10.Do you have a reserve fund? How much?
11. Show me your rules and regulations?
12. Is your community gated?
13. Are you close to shopping? Hospitals?
14. Do you have an elected board of directors? Are they residents?
