I would like to know this too! Even the company that we have our loan with now won't refinance our loan, which I think is crazy. And we are having a heck of a time trying to find a lender that will. I swear as soon as they hear Mobile home on permanant foundation, then they tune you out and say they can't help?
I would also like to know how to get an appraisal that I know is correct. We tried to get one of those a couple of years ago and it came back at half of what the 1st one was............

I am with Eagle Home Mortgage out of Kent Washington and can do loans in a number of states. I was in the MH industry prior to going to Eagles so understand your homes better than most lenders. For Cash back (for debt payoff, home improvement or what ever) your best option by far is a 95% loan to value FHA. I do many of these and so-so credit is not an issue (while FHA does not really look at credit scores anything above 580 seams to work just fine.) Home must be part of the real property and must have an approved foundation (magnum or the like also work) We have retrofit and put into the new loan Magnum where the home was dirt set so there is an easy fix for this one.
