stigma of MH

I custum designed my manufactured home, it was finansed with a va loan and is on my private land on perm. foundation. I want to refinance and I am being told that they could only give 65% of the appraised value because it is a MH.
I contacted several offices at the county to see what I need to do to have my house appraised as a rancher and to eliminate the stigma of a mobile home. I have all upgrades like 2-6 studs temal widows shingled roof. What can I do? Can you help me on this suppject?

PS I live in a subdivision of 13 properties and we have 2 story homes and brich ranchers, it is mixed housing.
